In off-plan you’re not just buying an apartment — you’re buying a future commitment
The property isn’t ready yet, so you need to check in depth who the developer is, where the project is, what the payment plan looks like, when handover is due and what the risks are along the way.
Off-plan means buying a property before it’s ready for handover
In an off-plan deal you buy a property that’s in planning, marketing or construction. The investor pays according to a pre-set payment plan, and the property is delivered in the future per the project’s handover date.
The advantage is entering a project earlier, sometimes at a better price and with spread-out payments. The drawback is that the property doesn’t physically exist yet, so the level of due diligence must be higher.
In off-plan deals the buyer pays no brokerage at all
This is one of the important differences between off-plan and Dubai’s secondary market. In off-plan, the buyer does not pay a brokerage commission. The agent’s commission is paid by the developer.
So when reviewing an off-plan deal, you don’t factor in a buyer-side brokerage cost. But you do need to calculate other costs such as DLD, the payment plan, handover costs, future service charges, furniture, property management and additional post-handover costs.

What must you check before buying off-plan in Dubai?
Before getting excited about renderings, a pool, a lobby or a payment plan, check the fundamentals of the deal. This is exactly where many investors make mistakes.
The developer
Who is the developer? Which projects have they delivered? Do they meet deadlines? What’s their build quality and market reputation?
The area
Is the area already active or still developing? Who is the target audience? Is there real demand for rental or future sale?
Price vs market
Is the price reasonable relative to the area, project, developer and comparable properties? A “nice” price in a presentation doesn’t always mean a good deal.
Handover date
When is the project due for handover? What’s the actual construction status? What happens in case of delay and what does the contract say?
Payment plan
Do the payments fit your cash flow? Is there a large handover payment? Does the plan make sense relative to the project stage?
Exit plan
Is the goal to hold, rent out, sell before handover or after? Each scenario carries different risks and calculations.
No buyer brokerage — but there are still costs to calculate
A common mistake is thinking that with no brokerage in off-plan, the math is simple. In practice you need to check the deal’s full cost structure: payments to the developer, registration costs, handover costs, furniture, service charges and property management after handover.
The right question
It’s not enough to ask “how much is the first payment?”. Ask how much you’ll pay along the whole way, what happens at handover, and what the total cost will be until the property actually starts working.

A low first payment doesn’t mean a cheap deal. Check the entire payment schedule and the total cost until handover.
Not understanding the area

Not building an exit plan
An investor should know in advance whether they plan to sell before handover, rent out after handover or hold long-term.
Forgetting post-handover costs
Even with no buyer brokerage in off-plan, there are other costs: furniture, service charges, property management, maintenance and rental preparation.
